What constitutes unreasonable?
Here is just one example: landlords sometimes try to improve the premises at the tenant’s expense, so you could find yourself obliged to spend thousands of pounds – often even more than the annual rent – on costly repairs or additional service charges you did not realise you had signed up to.  A new roof or extensive structural work could land you in debt for years to come.

How it works
If you are being granted a new lease or taking over an existing lease, just email us a copy of the new draft lease, any rent deposit deed and any other documents. We will email you a report on the more important clauses in the documents, together with any suggestions that we may have for amending the documents to protect your financial and legal position.
 
If you are also buying the assets of a business - typically the goodwill, lease, fixtures and fittings and stock at value - we can also check the agreement for the sale and purchase of these assets.

You will then be able to go back to your landlord or vendor and negotiate any amendments to the documents.

Checking agreement to buy the assets of a business

Carrying out local authority, drainage and environmental searches and emailing a report to you
